We understand that finding an off-campus apartment in Downtown Denver for your student is a stressful process – and we’re here to help! Our team is always available to answer questions, but sometimes it helps to have the information right in front of you. The sample documents below are helpful resources to enable parents and students to understand the leasing process in advance of signing your lease her at Auraria Student Lofts. We’ve also included a short FAQ to outline the offerings of off-campus housing and individual lease agreements.
Can I move my furniture?
Yes and no. You are more than welcome to rearrange your furniture within your space! However, you may not move any furniture from your unit and will be charged if applicable.
How close are you to campus?
We are 0.2 miles away from Auraria campus! Right across from the street from the Performing Arts Center
Are you pet friendly?
Yes, Additional $400 nonrefundable deposit & pet rent is $25 per month.
Is there a security deposit?
No. We charge $50 for your application fee and a $200 administrative fee, which are nonrefundable, but no additional deposit is required!
Are the units furnished?
- Yes! Everyone bedroom includes a mattress, bed frame, desk, chair, dresser, and a wardrobe.
- Your living room has a couch, chair, coffee table, TV stand, end table and bar stools.
- All your appliances are included Refrigerator, oven with stovetop, microwave and dishwasher.
How does my lease payment work?
Your lease is split into equal installments based upon the length of your lease. Your monthly installment is due on the first of each month. You can make these payments through your online portal.
Do I need to get utilities set up in my own name?
No! Utilities are included in your rent. This includes water, sewer, trash, gas, electric and internet.
How does parking options?
The Curtis Hotel & The Performing Arts Center parking garages are walking distance and offer monthly rates starting at $215.
What keys do I need?
You’ll have 3 different key types. One is a mail key, there will be one mail key. You’ll also have a hard key to get into your unit and your bed space. For the exterior doors of the building, you will receive a fob in order to access any exterior door or amenity.
Where do I pick up the mail?
Our mailboxes are located in the lobby. If you have a package that is too large to fit in the mailbox, it will be placed in one of our parcel lockers. You will receive a code to open your parcel locker and retrieve your package!
Can I sell my lease?
Yes! The leasing office has the necessary paperwork to begin the lease transfer process. Please be sure to let the office know if you are planning on moving to avoid any additional fees if you abandon your unit.
When do I get to know who my roommates are?
We will email out residents 2-3 weeks before move-in with the contact information of your official roommates.
How do I submit a maintenance request?
You can do this through the resident portal app! Be sure to let your roommates know what you’ve requested maintenance on and when.
Can I hang things up on my walls?
Yes! Be sure that you don’t have any holes that are larger than a dime. Use command hooks if you can!
Do you require renters’ insurance?
No, but it is highly recommended. You can add this information during the application process or anytime on your resident portal.
What condition does the apartment have to be in when I move out?
Other than normal wear and tear, your unit needs to look exactly as it did when you moved in! Be sure to fill out the move-in condition form on the your move-in day!
What are your rental qualifications?
In order to sign a lease, you or your guarantor would need to make 3x the amount of rent each month. If you do not meet these qualifications, we have partnered with Leap Easy to assist renters to get approved. click this link to get started with Leap!
